1. Not Financial or Investment Advice
REDA ("Real Estate Deal Analyzer") is a software tool that provides financial calculations and analysis for informational purposes only. REDA is not a licensed financial advisor, registered investment advisor, real estate broker, appraiser, or attorney.
No content, analysis, report, or output of the Service should be construed as:
- A recommendation to buy, sell, or hold any real estate property
- A recommendation of what price to offer or pay for a property — including any “Maximum Allowable Offer” (MAO) or suggested offer figure
- A guarantee of any investment return or financial outcome
- A substitute for an appraisal, inspection, or professional valuation
- Legal advice or counsel of any kind
- Tax advice or tax planning guidance
2. Artificial Intelligence Disclosure
REDA uses artificial intelligence (AI), powered by Anthropic's Claude models, to generate portions of its analysis including deal assessments, risk evaluations, market insights, and investment recommendations.
Users should be aware that:
- AI "Hallucinations": AI models may generate outputs that appear plausible but are factually incorrect. The AI may cite statistics, market trends, or data points that do not exist or are inaccurate.
- Calculation Errors: While REDA's calculation engine is designed for accuracy, no software is error-free. Always verify critical calculations independently.
- Bias: AI models are trained on historical data that may contain biases. AI analysis may reflect these biases in its outputs.
- Not Real-Time: AI models have knowledge cutoff dates and may not reflect the most current market conditions, regulations, or economic factors.
- Contextual Limitations: AI cannot conduct physical property inspections, assess neighborhood conditions in person, or evaluate subjective factors that impact real estate value.
3. Third-Party Data Accuracy
REDA retrieves data from third-party sources including Rentcast (property details, rental comparables, and market rates), Apollo (listing-agent contact details), Google Maps / Street View (property imagery), the U.S. FCC Census Block API (geographic/census-tract data used to filter comparables), and a range of public, government, and open-data providers for neighborhood context (OpenStreetMap and Photon / Komoot geocoding, U.S. Census demographics, FEMA flood-zone data, U.S. Bureau of Labor Statistics employment data). Regarding this third-party data:
- REDA does not independently verify third-party data for accuracy or completeness.
- Data may be outdated, incomplete, or contain errors at the source level.
- Property valuations, rental estimates, and comparables are approximations based on available data.
- Listing-agent contact details retrieved via third-party lookup may be outdated or incorrect — verify the recipient before sending any outreach.
- Tax assessments may differ significantly from actual market values.
- Comparable sales data may not reflect private sales, off-market transactions, or unusual deal structures.
Users should always verify property data, comparable sales, and rental estimates through independent sources including local MLS, county records, licensed appraisers, and on-site inspection.
4. Due Diligence Responsibility
REDA is a tool to assist your analysis — it is not a replacement for comprehensive due diligence. Before making any real estate investment decision, you should:
- Conduct a physical inspection of the property.
- Obtain a professional appraisal.
- Review title and property records with a qualified title company or attorney.
- Consult with a licensed real estate agent familiar with the local market.
- Consult with a CPA or tax advisor regarding tax implications.
- Obtain multiple contractor estimates for any rehab or renovation work.
- Verify all financial assumptions with current market data.
- Review local zoning, permitting, and regulatory requirements.
5. No Guarantee of Results
Past performance of any investment strategy does not guarantee future results. Real estate markets are subject to risks including but not limited to:

7. US-Market Limitation
REDA's real estate analysis, ARV (After-Repair Value) calculations, and MAO (Maximum Allowable Offer) solvers are designed specifically for the United States real estate market and rely on US-based data sources (such as Rentcast and US census/geographic data).
These tools, calculations, and outputs must not be relied upon for any non-US or international real estate market. Property valuation conventions, financing structures, tax treatment, comparable-sales methodology, and data availability differ materially outside the United States, and REDA does not account for them. Using REDA for non-US markets may produce inaccurate or misleading results.
